Market Research

We have primary markets we look for good rental candidates.  We also have Secondary and Tertiary markets which meet our criteria of a good employer base and high rental property percentages.  We want to be in a rental market and compete in that market.

We take in employment updates, news sites, and other developer insights to monitor rental markets.  Avg income levels, avg home price, unemployment levels, and rental vs ownership percentages help narrow the areas down.

We want unloved houses.  Auctions, short sales, wholesales are all our first choice in a rental house.  This puts us in direct competition with flippers, but our cash buying power limits our competitors.
